As a vertically integrated platform focusing on vintage urban multifamily and single-family rental properties, we are actively searching for a driven and detail-oriented individual to join us as a Property Manager.
This role entails primarily office-based tasks with some field duties, and presents an exhilarating chance to make a meaningful impact on our thriving residential property management enterprise.
As a senior professional, your responsibilities encompass a range of critical duties aimed at ensuring the smooth functioning of the organization.
These include spearheading the recruitment process to assemble a capable and cohesive team, overseeing the on-boarding and training of new members, and managing all facets of the business operations.
Responsibilities:
Lease Signing:
Assist in the preparation and execution of lease agreements, ensuring all necessary documents are completed accurately and in a timely manner.
Lease Renewals:
Collaborate with the property manager to manage lease renewals and provide exceptional customer service to existing tenants.
Marketing:
Support the marketing efforts by creating appealing property listings, including detailed descriptions, attractive visuals, and effective online presence.
Applicant Screening:
Conduct thorough applicant screenings, including background checks, employment verification, and rental history to identify qualified tenants.
Collection Activities:
Assist with day-to-day rent collection activities, ensuring prompt payments and handling any issues or inquiries.
Eviction Coordination:
Coordinate eviction processes and attend court hearings on behalf of the company, following legal procedures and regulations.
Insurance Tracking:
Monitor and track rental insurance and owners' property insurance for compliance and documentation purposes.
Resident Portal Management:
Conduct daily reviews of the resident portal (e.
g.
, Appfolio), respond to inquiries, and ensure accurate and up-to-date information.
Rent and Deposit Handling:
Accept rental payments and deposits in the office, ensuring proper documentation and adherence to company policies.
HOA Management:
Work closely with the property manager to bill tenants for chargebacks related to homeowners' association (HOA) fees and maintain effective communication with the HOA.
Maintenance Coordinator:
Oversee work order review, vendor allocation, unit turnovers, vendor relationship building, preventive maintenance scheduling, landscape management, inspections, resident communication, rental home checks, property inspections, orientations, and material purchasing.
Qualifications:
Bachelor's Degree or equivalent; relevant certifications or technical training is a plus.
Previous experience in property management, maintenance coordination, or a related field is required.
Strong organizational and time management skills with the ability to prioritize and multitask effectively.
Excellent communication and interpersonal skills for building relationships with vendors, residents, and team members.
Attention to detail and a commitment to maintaining high standards of quality.
Proficiency in computer applications and property management software.
Ability to work independently as well as collaboratively within a team.
